New Salik Gates in Dubai: Business Bay Set to Become a Major Toll Point

Dubai's road network is set for a significant update with the introduction of two new Salik toll gates, with the Business Bay Crossing expected to become one of the busiest toll points in the city. This gate, located at a critical junction, is projected to rival the traffic volumes seen at the Al Barsha and Al Safa toll gates, which are currently the most frequented in the emirate.

According to Maged Ibrahim, Chief Financial Officer of Salik, "Traffic at the Business Bay Crossing is anticipated to be on par with that at the Al Safa and Al Barsha gates, which are key contributors to our revenue-generating trips." A recent traffic study supports these expectations, indicating that the Business Bay gate will see substantial usage, particularly from motorists traveling from areas like Sharjah, Al Nahda, and Al Qusais as they access Al Khail Road, one of Dubai's busiest thoroughfares.

The new toll gates at Business Bay and Al Safa South are scheduled to be operational by the end of November 2024. With these additions, Dubai will have a total of 10 Salik gates. Currently, the Al Barsha and Al Safa gates are the busiest among the existing eight Salik gates, accounting for 20.7% and 19.0% of revenue-generating trips in the first quarter of 2024, respectively. In comparison, the Al Mamzar North and South gates contributed 9.0% and 6.8% of the revenue-generating trips.

Business Bay's strategic location makes it a vital artery for commuters, particularly those coming from northern Dubai and neighboring emirates. The area’s significance in the city's traffic flow is underscored by its role as a major connector to Al Khail Road.

During an Investor Conference Call, Ibrahim noted that the fourth quarter is typically the busiest period for road trips in Dubai, followed by the first quarter. "When evaluating Salik's performance, it's essential to consider the entire year, as each quarter balances out the others," he added.

In terms of financial impact, Salik's Board has approved the valuation of the new toll gates at Dh2.734 billion, with the Business Bay Gate alone valued at Dh2.265 billion and the Al Safa South Gate at Dh469 million. Salik expects the two new gates to generate approximately 111 million revenue-generating trips in 2025.

As these new toll gates become operational, they are poised to play a crucial role in managing Dubai's traffic flow while contributing significantly to Salik's revenue stream. Motorists should prepare for these changes and consider their impact on daily commutes as Dubai continues to expand its infrastructure to meet the demands of its growing population.
